What is a Short-Term Vacation Rental?
A Short-Term Vacation Rental, also known as a vacation rental, is the rental of a legally-licensed dwelling unit as a transient public lodging establishment for periods of less than 30 consecutive days per occurrence and more than 3 times per year. A Short-Term Vacation Rental Certificate from the City of Jacksonville Beach is required prior to advertising and renting your property.
Who needs to apply for a Short-Term Vacation Rental Certificate?
Any owner renting a property for a period of 30 consecutive days or less, more than 3 times per calendar year, is required to apply for a Short-Term Vacation Rental Certificate. Is my property exempt?
Single-family, townhouse, or multi-family dwellings subject to deed restrictions and covenants of a home-owners association, condominium units, timeshare projects, and owner-occupied dwelling units renting fifty (50) percent or less shall be exempt. However, you must still register with the Local, County, and State Taxing Authorities.

What is the Lodging Tax?
Filing and remitting the 6% Tourist Development Tax (TDT) to the Duval County Tax Collector's office is the responsibility of the property owner. When is the Lodging Tax due?
Monthly filing requirements for the TDT apply even if the property has zero ($0.00) or no activity for the month. On or before the 20th of the month following collection, you will access your account on our website to file and remit the taxes collected.
How is penalty calculated on late payments?
A penalty is applied to all TDT periods that are not filed AND remitted on time, at a minimum of $50.00.
